2. The new construction must meet minimum setback standards (6ft or 2/3 wall height) from the property line. Illustrate all dimensions on the plot plan.

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

PROVIDE A COMPLETE PLAN SET showing all proposed alterations and additions.

Place each plan sheet into a single PDF file.

SITE PLAN:

Provide a site plan showing all buildings, R106.1.1. Show setbacks to property lines and location of utility lines to the building.

FLOOR PLAN:

Provide a floor plan showing each room with labeled function. Show both the enclosed patio and the adjacent room with function identified. Scale ¼” = 1’. Label the function of each room. Show door and window size.

SECTIONS - DETAILS:

Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Include the foundation dimensions and floor separation from grade. Show rating of insulation both walls and ceiling. Walls require compliant attachment to a foundation with spacing above exterior grade.

PLUMBING PLANS:

Provide piping details showing code compliant materials and sizes.

MECHANICAL PLANS:

Provide equipment details showing code compliant components, locations and sizes.

ELECTRICAL PLANS:

Provide wiring details showing code compliant devices and sizes. Show circuit number and size with receptacles at all walls and lighting control at each doorway both interior and exterior.

OUTDOOR LIGHTING CODE:

Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details showing code compliant placement of materials and ratings, N1101. Solar heat gain of 0.25 or better.
