COMMENTS: Please resubmit revised drawings and any redlined plans along with a detailed response letter, which states how all Zoning Review comments were addressed.

1. Zoning has reviewed the building plans but cannot approve them at this time. The proposed addition/remodel to the north of the main house does not meet minimum setback standards. The required setback is 6 ft or 2/3 the wall height, whichever is greater. Wall height is measured from design grade to the top of parapet. Total proposed wall height appears to be 12 ft ¾ in, which would require a 8 ft 7 in setback. Current setback of 6 ft 11 in is not sufficient.
2. There is an option to receive administrative approval for reduced setbacks, which is called a Design Development Option (DDO). A DDO may offer approval if the proposed setback is a minimum of 1 ft from property line. 3. Resubmit revised plans which illustrate either an addition that meets the required setbacks or with a minimum 1 ft setback and the indication you wish to file for a DDO.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

STRUCTURAL PLANS:

1. Provide a complete roof framing plan showing existing beam and rafter sized with appropriate load carrying capacity for the added components, R801.2. Provide rafter sizes and spacing in compliance with Table R802.4. The 2 x 8 @ 24 OC rafters are oversapan.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

OUTDOOR LIGHTING CODE

1. Update the calculation. Show compliance with City of Tucson Outdoor Lighting Code; the total property lighting limit for area E3 is 55,000 lumens per acre and the unshielded limit for area E3 is 11,000 lumens per acre. Include all exterior fixtures on the property in the calculations. Full cut-off fixtures are non-adjustable with no light above the horizontal plane (fixtures are completely closed above and to the lowest point of the lamp).
