Per UDC Article 6.6.3.C Accessory structures shall not exceed 12 feet in height, unless attached to a principal structure. A Board of Adjustment for Variance will be required for he 12'-4" RV structure, Board of Adjustment application available at: https://www.tucsonaz.gov/files/pdsd/codes/Zoning_Administration_Application_BA_fillable.pdf 2. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). That said based on a 12' wall the required setback from the RV structure to the south and west property line is 8'-0", proposed setback is 1'-0". The reduced perimeter yard setbacks can be dealt with during the Board of Adjustment process or per UDC Article 6.6.2.D a neighbor setback waiver can be used. To use the setback waive provide the following information on the plan for all applicable owners and have them sign and date: "My Name is and I am the owner of the property located at . I have reviewed the site plan and I have no objection to structure being located or constructed from the property line as depicted on the site plan. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL COMMENTS: 1. Provide plans for the patio upgrade as listed on the application. SITE PLAN: 1. Identify the location of the patio upgrade. STRUCTURAL PLANS: 1. Provide an engineer’s calculation, design and seal for the metal RV Cover assembly, R106.1.1. 2. Roof projections may not extend to a point closer than 2 feet from the property line. Provide notation for compliance with R302.1 (City of Tucson Amended) by removing the roof overhang near the property line, or provide a complete wall barrier with not less than one-hour fire-resistive construction. 3. If not providing the one-hour barrier and only 2 feet of the RV cover is removed near the property line then remaining roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside.
