PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Indicate the location of buildings and water line to the building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades.

SECTIONS - DETAILS:

1. Show a cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface (R403.1) with 12” minimum width for wood framed walls R403.1.1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5) or 2” above concrete surface with minimum ½” diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6.
2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

PLUMBING PLANS:

1. Provide the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. In addition to within bedrooms add a detector in the hallway to bedroom.

09/11/2020 ALEXANDRA HINES ZONING REVIEW Reqs Change 1. Per 4.9.7.B.7, in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom. For all single-family dwellings in the R-1 zone with five or more bedrooms, and for all lots containing two or more single-family dwellings, with the second dwelling having more than one bedroom, all parking spaces must be located on-site, either in a side or rear perimeter yard. Parking spaces may not be located in a vehicular use area in any front street perimeter yard. A parking area is not required to be developed to a commercial standard. A dustproof parking surface is required to at least a minimum of two inches of compacted pea gravel. An existing covered residential parking area may be used.
2. Per UDC 6.3-2.A, maximum lot coverage is 70%. Show calculation on site plan sheet. See Residential Plot Plan example at https://www.tucsonaz.gov/pdsd/all-application-forms-submittal-requirements.
3. Per UDC 6.3-2.A, minimum setback is 6' or 2/3(H), the greater of the two dimensions applies. Either keynote height or provide elevations to determine applicable setback dimension.
