COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

Perimeter yard setbacks are based on the highest point of the wall measured to design grade, see UDC Article 6.4.5.B.1 and Figure 6.4.5-A.

1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 14'-0" the required perimeter yard setback to the north & south property line is 9'-4", proposed setback to the north property line is 5'-11", proposed setback to the south property line is 5'-8"

2. Provide setback dimensions that are readable. Also provide a street perimeter yard setback dimension from the garage perpendicular to the street property line.

3. The max lot coverage shown is not correct and should be 70%.

4. Provide a dimension from the street centerline to the face of curb and from the face of curb to the property line.
