| 12/21/2020 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | PDSD TRANSMITTAL FROM: Steve Shields Section Manager PROJECT: T20CM05923 6541 E Cooper St Carport Addition Residential (2nd Review) TRANSMITTAL DATE: December 21, 2020 The remodel and addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed. This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.1 - .9, & .11. 1. The proposed “2X OPEN LOATTICE TO CONNECT @ FASCIA, EA. BUILDING” does not meet the requirements of a 5’-0” wide solid connection from the proposed carport to the existing home that can support a 20 lb live load. Per UDC Article 6.6.3.B Detached accessory buildings are not permitted in the buildable area extending the full width of the lot between the principal building and the front street lot line The connection proposed does not qualify as an attached structure and at a minimum must have at least a 5’-0” wide solid connection from the proposed carport to the existing home that can support a 20 lb live load. If you wish to maintain the 2’ x 2’ open connection a Board of Adjustment for Variance is required. 2. The minimum setback to the front street perimeter property line is the greater of twenty (20) feet, or one and one-half (1 ½) the height of the proposed wall ((UDC 6.4.5.C.1.a). Based on a wall height less than 10’-0” the required street perimeter yard setback is 20’-0’, proposed setback is 5’-10”. A Design Development Option (DDO) may be use to reduce this setback. DDO requirements can be found at; https://www.tucsonaz.gov/files/pdsd/forms/DDO_for_Setback_and_Height_UDC_8.11.20.pdf. This DDO must be approved prior to approval of the building plans. Plot plan requirements can be found at; https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf If you have any questions about this transmittal, please contact me at Steve.Shields@tucsonaz.gov or (520) 837-4956 |
