This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.1 - .9, & .11. 1. The proposed addition does not qualify as a sleeping quarters. To qualify as a sleeping quarters the double bowl sink and full size refridge will need to be removed and replaced with a single bowl bar type sink and an under counter refridge. Show that the addition is structurally attached to the residence by providing a minimum 5 foot wide roof capable of supporting a 20 psf live load joining the proposed addition to the existing residence 4. Show that the floor elevation of the proposed addition is at or above the floor elevation of the existing addition 5. If the value of the proposed work exceeds 50% of the value of the existing residence, then the existing residence and the proposed addition will need to meet floodplain requirements for floor elevations.
