This letter reflects comments to be addressed. For facilitating a shorter back check time, please provide an updated complete plan set with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet Zoning and other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. SITE PLAN: 1. Show the location and size of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Identify the utility lines requiring upgrade or replacement. 2. Show the distance of the garage wall to property line, R106.1.1. STRUCTURAL PLANS: 1. Provide a rafter size and spacing in compliance with Table R802.4. Update the plan with a proposed size for bringing the South Porch in compliance. ELECTRICAL PLANS: 1. Show the mast height providing 8’ clearance above the Porch roof if an overhead line is present, E3604.2.1. TEP may determine the necessary mast height at the existing panel location is not a feasible installation. 2. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5. 3. Garage Receptacle Location: a 20 AMP receptacle outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9. 4. | 09/08/2022 | STEVE SHIELDS | ZONING | REVIEW | Reqs Change | FROM: PDSD Zoning Review PROJECT: T20CM05798; Enclose Garage Building Plans (3rd Review) 1863 W Saxony Rd -R-1 Zone TRANSMITTAL DATE: September 8, 2022 COMMENT: Resubmit revised drawings and a detailed response letter, which states how all Zoning Review Section comments were addressed. 1. This comment was not addressed correctly. The provided dimensions are not correct. Per Paving Plan I-840, found at: https://www.tucsonaz.gov/apps/maps-and-records/construction-plans/details/I-840, the distance from center line of Saxony to the face of curb is 16’-0” and from face of curb to the property line is 14’-0”. Show a dimension from the center line of the street to face of curb and a dimension from the face of curb to the street property line. 2. The front street perimeter yard setback dimension was removed and is required. Provide a dimension from the street property line to the wall of the garage and the post supporting the front covered porch. 3. Provide a perimeter yard setback dimension from the garage to the west property line at the closest point. Zoning acknowledges that “9’-1” dimension was provided between structures but this is not applicable. 4. You show a 10’-0” utility easement running along the west property line. Zoning was not able to find this easement on the final plat. Either provide the recordation information for this easement or remove it from the plans. Until comments 2 & 3 are addressed Zoning cannot provide the required Design Development Option (DDO) comments. Addition comments maybe forth coming once the above comment are addressed.
