This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Exterior walls with a fire separation distance less than 3-foot to the property line require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. The fire rated sheathing is required on each side of wood framing. 2. Roof projections may not extend to a point closer than 2 feet from the property line. Provide an updated plan for compliance with R302.1 (City of Tucson Amended) by removing the roof overhang near the property line, OR extend the fire rated wall above the roof sheathing. ROOF FRAMING PLAN: 1. Show a plan with dimensions between beams for determining compliance, R106.1.1. 2. Show the beam grade, R801.2. A DF#2 is non-compliant, whereas 6” x 8” DF#1 is compliant. 3. Show the rafter size and spacing in compliance with span limits, Table R802.4.1(1). A 2x8@24” O.C. may not span over 15’-1”. STRUCTURAL PLANS: 1. Show garage opening narrow panels with fastening details using a prescriptive method at Figure R602.10.6.2, R602.10.6.3 or R602.10.6.4. SECTIONS - DETAILS: 1. Show a cross-section detail of each type of new exterior wall, R106.1.1. Show the method of fastening the frame wall on top of the masonry wall. 2. Show a detail of exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5) or 2” clearance above a concrete surface, R602.10.8 & R403.1.6. A concrete foundation stem may be required. ELECTRICAL PLANS: 1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5 and E3901.9. 2. Remove the aerial photo from the plot plan. 2. The plot plan shall be drawn at an engineering scale. 3. Provide a lot coverage calculation on the plot plan. 4. Provide a fully dimensioned elevation of the west elevation. 5. Show a dimension from the center line of the street to face of curb and a dimension from the face of curb to the street property line. 6. Provide the zoning of the property and of the surrounding properties 7. The provided property dimensions are not correct. 8. Provide a fully dimensioned elevation of the west elevation so that perimeter yard setback requirements can be verified. 9. There appears to be porch additions that were built sometime after 2010. Provide permit documentation for the front and rear porch additions or provide the information to get them permitted on this plan.
