Zoning has reviewed the building plans but cannot approve them at this time. Provide a residential plot plan which meets required standards, as illustrated online here: www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf 2. The proposed garage enclosure appears to be under an unpermitted structure which was constructed sometime between 2012 and 2014. It appears as constructed that the garage will not meet required setbacks, but it is hard to determine with a plot plan. Required setback to the north (street property line) is 20 ft. Required setback to the west (side property line) is 6 ft or 2/3 the wall height. 3. There is an option to receive administrative approval for reduced setbacks, which is called a Design Development Option (DDO). A DDO may offer approval if the proposed setback is a minimum of 1 ft from property line. Resubmit revised plans which address setbacks and meet plot plan requirements. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the completed construction plans. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades. FOUNDATION PLANS: 1. Indicate the direction of slope for the garage slab, R309.1. 2. Framed exterior walls of enclosed roof structures require continuous concrete footings of minimum 12” width and 12” below the undisturbed ground surface, R403.1. 3. Locate and specify all anchor-bolt spacing on the foundation plan. Minimum ½” diameter with (anchor bolt length for assuring) 7” embedment into concrete or masonry, R403.1.6. Maximum spacing 6’ o/c and within 12” of each sill plate end, R403.1.6. FLOOR PLANS: 1. Exterior walls with a fire separation distance less than 3-foot require not less than one-hour fire-resistive construction. Show compliance with R302.1 (City of Tucson Amended) by providing a section detail of materials prescribed in IBC Table 721.1(2), Items 15-1.1 to 16-1.3. 2. Show the garage floor direction of slope, R309.1. 3. An opening from a garage directly into a sleeping room is not permitted, R302.5.1. 4. Show the door from a garage to dwelling with a 20-minute fire rating (or 1-3/8” solid core) with self-closing and self-latching provision, R302.5.1. 5. Show a ½” gypsum board (garage side) on all walls common to the garage and house or other fire rated product in compliance with R302.6. STRUCTURAL PLANS: 1. Provide a complete roof framing plan with rafters sized with appropriate load carrying capacity, R301.1. SECTIONS - DETAILS: 1. Provide a complete wall section detail, R106.1.1. 2. Provide a Garage wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Also, show the weep screed with a minimum clearance 4” above grade or 2” above paved areas, R703.7.2.1. This may require a design with concrete stems. 3. Show a garage frame wall supported with a foundation stem for achieving the 6” clearance between framing and ground (R317.1 item 5) or show a ramp at the vehicle door opening. 4. Show wood framing members resting on concrete as pressure treated, R317.1 item 2. ELECTRICAL PLANS: 1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 2. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage, E3703.5. 3. Show at least one wall-switch-controlled lighting outlet providing illumination at each side of the dwelling egress door, R3903.3.
