This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show the functional name of each adjacent room, R106.1.1. Existing bedrooms require an egress to exterior. STRUCTURAL: 1. Beam B1 is undersized for an opening greater than 3’. 2. Show the steel lintels with (2) members. ELECTRICAL PLANS: 1. Remove the range circuit. A dwelling may only have one range. OUTDOOR LIGHTING CODE 1. Show compliance with City of Tucson Outdoor Lighting Code with an approved lighting calculation in accordance with OLC 3.1.2. Lumen calculations are determined using the rating of the fixture’s wattage, not the installed lamp wattage. Therefore, use appropriate lumens in the calculation for a 60 or 100 watt lamp. Planner T20CM05741 768 W Tipton Dr. Residential Addition April 26, 2021 The residential plans have been reviewed by the Zoning Review Section but cannot be approved until all zoning comments or concerns have been addressed. Please resubmit the plans addressing the following comments: 2. This comment was not addressed. Provide a detailed floor plan of all of the structures on the property, including the existing buildings. If the number of bedrooms in the R-1 zone exceeds five, additional parking will be required and shown on the plan to adhere to zoning regulations. For a single family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom.
