This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show the functional name of each adjacent room, R106.1.1. Show any alterations to the existing kitchen. A single family dwelling may only have one kitchen. PLUMBING PLANS: 1. Show gas pipe sizes in compliance with connected demand, G2413.3 & Table G2413.4(1). A 1” pipe is required between the meter and first branch tee. ELECTRICAL PLANS: 1. Show or notate the requirement for a carbon monoxide detector outside of bedroom doors, when the dwelling includes an attached garage or gas appliance, R315. 2. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3. OUTDOOR LIGHTING CODE 1. Show the proposed fixture as full cut-off FCO style, or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. Please resubmit the plans addressing the following comments: 1. Provide a detailed site plan following the criteria in this link: https://www.tucsonaz.gov/files/pdsd/forms/Residential_Plot_Plan_Requirements.pdf a) Ensure lot coverage calculations are provided, including all structures and vehicular use areas on the property. 2. Provide a detailed floor plan of all of the structures on the property, including the existing buildings. If the number of bedrooms in the R-1 zone exceeds five, additional parking will be required and shown on the plan to adhere to zoning regulations. For a single family dwelling in the R-1 zone with five bedrooms, three parking spaces are required. For every bedroom over five, one additional space is required for each bedroom.
