The proposed rooftop screen is approvable by zoning. Builidng height and setbacks can be met. However, there appears to be an unpermitted ramada/shade structure on the southwest portion of the property that was contructed in approx. 2012. Address the following comments:

1. Update the provided plot plan to illustrate the location of the ramada and revise the lot coverage calculations. If the structure is under 200 sq ft, building review will not be required. However, zoning will need to verify setbacks (minimum 6 ft or 2/3 wall height), structure height (max 12 ft) and lot coverage (max 70%).

2. If the setbacks cannot be met, the two adjacent neighbors may provide a neighbor waiver. The following language must be provided on the plot plan:
My Name is __________________ and I am the owner of the property located at ________________________.
I have reviewed the site plan and I have no objection to structure being located or constructed ______ feet from
the property line as depicted on the site plan.
