09/30/2020 PIMA COUNTY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. KC Mechanical shall seal their mechanical drawing(s) and provide complete information on the mechanical sheet(s) required for a full review, including heating and cooling load calculations to justify the roof top unit sizes shown on the plan, outside air calculations, duct sizes and details, RA and SA outlet sizes and CFM's, exhaust fan schedule and controls, note specifications. Ref. 2018 IMC 106.3.1.
09/30/2020 PIMA COUNTY BUILDING-COMMERCIAL REVIEW Reqs Change 1. The only certificate of occupancy certificates that I found in the City records for this building are for a B-2 occupancy. This is a change of use to F-2.
2. Because this building is larger than 3,000 SF and with an occupant load exceeding 20 persons Arizona Revised Statue 32-144(4) and (5) requires that an Arizona registrant must review these drawings and attach his/her seal to each sheet, thereby taking responsibility for the design.
3. On sheet 1 please revise the occupant load for the B portion by dividing 798 SF by 150 SF per person. 150 SF per occupant is the occupant factor used in the 2018 IBC Table 1004.5 for business functions. 798/150 = 5.32 = 6. Also, the occupant load factor for industrial areas is 100 SF per person. 4,478/100 = 44.78 = 45. Therefore, the total occupant load of the building is 45 + 6 = 51. Please revise the F-2 and B calculation per above.
4. On sheet 1 provide a list of adopted Codes that this development must comply with. They are 2018 IBC, 2018 IEBC, 2018 IEEC, 2018 IFC, 2018 IMC, 2018 IPC, 2017 NEC, 2012 City of Tucson/Pima County Outdoor Lighting Code, ICC/ANSI A117.1-2009, with City of Tucson amendments.
5. On the new floor plan, sheet 2, dimension all new walls. Indicate how they will be constructed (stud material, sizes, finishes) and how they will be secured at top and bottom. The elevations on sheet 4 indicate that the walls do not extend to the roof structure. You must show how walls will be sufficiently braced to prevent movement, especially at door openings, and possible collapse or overturning. Ref. 2018 IBC 107.2.1.
6. Show all doors (door appears to be missing at mop room) and direction of swing. Doors must swing in the direction of egress travel. Ref. 2018 IBC 107.2.1. and 1010.1.2.1.
7. On sheet 4 provide vertical dimensions for interior elevations showing compliance with ICC/ANSI A117.1-2009 Figures 308.2.2, 308.3.1 and 308.3.2.
8. On sheet 4 provide elevations for grab bars and dispensers at water closet locations. Show dimensions in accordance with ICC/ANSI A117.1-2009 Figures 604.5.1, 604.5.2, and 604.7.

10. Roof top mechanical units and their weights are shown on sheet M1. It is assumed that these units are new. 11. Provide enlarged restroom and mop room plans showing dimensions for walls and plumbing fixtures in compliance with ICC/ANSI A117.1-2009 Section 604.
09/30/2020 PIMA COUNTY WATER REVIEW Reqs Change 1. Provide water calculations showing adequacy of 1" service line and existing meter based on distance from facility, schedule for interior water piping, etc. Ref. 2018 IPC Appendix E and Tucson Water Meter Sizing Guide.
09/30/2020 PIMA COUNTY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Plumbing sheets shall be sealed by an Arizona registrant per A.R.S. 32-144.
2. Submit complete plumbing sheets with plans showing domestic hot and cold water, sanitary, vent, RTU condensate, and gas piping with pipe sizes, water heater location, mop sink location, a plumbing fixture and water heater schedule, gas load calculation for gas pipe sizing, plumbing details and note specifications sealed by an Arizona registrant. The diagrams on sheet 2 are insufficient and incomplete (mop sink not shown). Plumbing will be reviewed with the submittal of complete plumbing sheets. Ref. 2018 IPC 106.3.1.
3. Rooftop mechanical units' condensate lines shall terminate in an approved location/method. Ref. City of Tucson amendment to the 2018 IPC 314.2.1 for approved methods.
4. Lavatory faucets shall be automatic and dispense no more than 0.25 gallon per metering cycle. Ref. City of Tucson amendment to the 2018 IPC 419.6.
5. Per 2018 IPC Table 403.1 a drinking fountain is required. City of Tucson ordinance 2008-1(E) allows a drinking water dispenser connected to a permanent water supply in lieu of a drinking fountain. Show either on the plumbing plan.
