Zoning has reviewed the building plans but cannot approve them at this time. The Development Package (DP20-157) must be approved and issued prior to approval by Zoning. Related to this, the requested variances (T20SA00296) must be approved prior to DP approval. 2. Zoning has reviewed the zoning items on this submittal, including building plan footprint, building height, and square footage and location to ensure consistency with the DP. All items appear consistent with the latest version of the DP. However, these items will be reviewed on final submittal to ensure consistency with the final approved DP. 3. Once the plans have been reviewed and approved by the Commercial Plan Reviewers and zoning has verified consistency with the approved DP, the building plans can be approved by zoning. [Initial comment: Verify that the distance from the hot water source to the hot water termination for the public lavatories complies with the requirements of Section C404.5, IECC 2018.] 2. Comment not addressed. [Second comment: Comment not resolved. At 1/8" per foot slope, a 4" horizontal drain can handle 115 GPM. Why are you using 6" horizontal drains for 81 and 82 GPM flows? [Initial comment: In two cases, roof drain and overflow drains are noted as being 4" (66 GPM and 82 GPM) but the roof leaders and overflow leaders are labeled as being 6" in size. Clarify this issue. Reference: Section 107.2.1, IBC 2018.] 3. Four floor drains are shown with flat vents. Revise the design so that all of the vents (except for vents serving interceptors located outdoors) rise vertically to at least 6" above the flood rims of the fixtures they protect prior to running horizontally.
