Please provide approvals for this structure, in the event that approvals have not been obtained, permitting is structure can be adding to this activity and additional comments may be forthcoming. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. PLEASE consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits SITE PLAN: 1. Show all buildings on the completed site plan (not sketch). SECTIONS - DETAILS: 1. Show a cross-section detail of the new exterior wall, R106.1.1. Show sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5) or 2" above exterior concrete surface. 2. Specify the minimum thickness (1/2”) of non-structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs/sheathing of all exterior walls, R703.2. OSB may be 3/8” thickness as a structural sheathing, whereas T1-11 is non-structural. |
