Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

SITE PLAN:

1. Add the location of the sewer line to building, R106.1.1. Show the point of connection of proposed lines to the utility service for verifying correct sizes and necessary upgrades.

SECTIONS - DETAILS:

1. Show a cross-section detail of the new exterior wall, R106.1.1. Show the minimum 12” footing depth below the undisturbed ground surface (R403.1) with 12” minimum width for wood framed walls R403.1.1. Show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground (R317.1 item 5) with minimum ½” diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6.
2. Specify the minimum thickness (1/2”) of non-structural siding, R602.10.3.4, and a #15 water-resistive barrier over studs/sheathing of all exterior walls, R703.2. OSB may be 3/8” thickness as a structural sheathing, whereas T1-11 is non-structural.
3. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

PLUMBING PLANS:

1. Verify the water pipe diameter between the meter and shut off valve in compliance with P2903.7. A minimum 1” service pipe is required for supplying water to more than 9.5 fixture units.
2. Show all drainage fixtures with connection to the public sewer system, P2602.1.
3. Show plumbing vents (VTR) within acceptable distances from traps, P3105.1. (1 ½”-6’, 2”-8’, 3”-12’).

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity.
2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
3. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6.
4. Protection of new and extended interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16 & 17.
5. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

02. COMMENT: Be sure to include all existing structures on the property, with setbacks shown from each structure, and include lot coverage calculations for the entire property.
03. COMMENT: The street perimeter setback will be determined from the back of the existing curb, as this property is located on a collector street in the major streets and routes plan. Pursuant to Unified Development Code Table 6.4.5.C-1, 21 feet from back of existing curb is required. It appears this setback is met; however, it is not indicated on the site plan. Please include the measurement from the back of curb to the proposed enclosed carport.
04. COMMENT: The structure in the southwest corner of the property appears to have been constructed in 2008. Please provide approvals for this structure, in the event that approvals have not been obtained, permitting is structure can be adding to this activity and additional comments may be forthcoming.
05. COMMENT: If approvals have not been obtained for this structure, a Design Development Option application may be required, as it does not appear that setbacks to the south property line at met. 06. If this structure is not used as a living space (does not have climate control), it is possible to have the neighbor to the south sign a waiver for a reduced setback. Below is language that must be written on the plan. The neighbor must sign on the plan. Be sure to complete all blank spaces.
