01/11/2021 NICHOLAS ROSS ZONING REVIEW Reqs Change This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). The proposed height of the accessory structure on the west elevation is 12' which would require an 8' setback. The applicant is proposing a 5'8" setback on the west property line. The height on the east elevation is 15' which would require a 10' setback. The applicant is proposing 2'4" from the east property line. A DDO is required.

Additionally, the size of the new construction appears to exceed 50% of the total sqft of the primary structure. Reduce the size fo the new structure or connect to the main structure with a 5' minimum breezeway.
