COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the RX-1 zone (UDC 4.7.6). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-3). See Use-Specific Standards 4.9.7.B.6, .8, & .9.

1. The minimum setback is twenty feet (20) facing each interior property line (Table 6.3-1.A). Proposed perimeter yard setback from the proposed attached garage to the south property line is 10'-0" A DDO must be approved prior to approval of these building plans.

It is possible that the original plans for the house show the maximum area that can be graded and that the proposed addition falls within the area already approved. If a copy of those plans is available, please included in response to these comments.

Remove the arc-fault notation; all garage receptacles are GFCI protected and arc-fault is not required outside of the dwelling.
