2. The Project Data on sheet A0.0 references the 2012 editions for International Building Codes. The City of Tucson adopted the 2018 editions for all International Codes in January 2019. Please revise all International Code references to the 2018 Codes and add the 2017 National Electric Code to the list. Change “City of Phoenix Amendments” to “City of Tucson Amendments” and revise the title to “City of Tucson Applicable Codes:” Ref. 2018 IBC 107.2.1.
3. The Project Data on sheet A0.0 states that this gaming facility is a mercantile occupancy. However, per 2018 IBC 309.1 a mercantile designation is used for facilities that display and sell merchandise and involving the stock of goods, wares or merchandise incidental to such purposes. A “gaming facility” is an assembly use; although 2018 IBC Section 303.1 does allow a Business Group B classification for a small assembly occupancy with an occupant load of less than 50 persons. However, while the Project Operation on sheet A0.0 states that only 8 occupants per game room will be allowed by management, the Code allows more per the occupant load calculation in review comment 4; and the Code calculation governs for designing egress. Please revise “Occupancy Type” in the Project Data, sheet A0.0, from “mercantile” to “Assembly Group A-2” and delete “with less than 50 occupants” from “Occupancy Content”.
4. The 2018 IBC Table 1004.5 requires for egress purposes that the occupant load be calculated using the occupant load factor shown in this table multiplied by the square footage of each space based on its function. The function of the spaces in this facility is assembly with exception of the control room 1000 and office 1003 which are business functions. Per electronic area takeoffs for each room in the submitted plan and using Table 1004.4, the occupant load calculations for exiting are as follows: Room 1000: 42 sf/150 sfo = 1 occupant; 1001: 127 sf/15 sfo = 9 occupants; 1002: 97 sf/15 sfo = 7 occupants; 1003: 42 sf/150 sfo = 1 occupant; 1004: 59 sf/15 sfo = 4 occupants; 1005: 173 sf/15 sfo = 12 occupants; 1008: 52 sf/15 sfo = 4 occupants; 1009: 191 sf/15 sfo = 13 occupants; 1011: 73 sf/15 sfo = 5 occupants. The total occupant load = 57. Please revise the Project Data “Interior” occupant load calculations on sheet A0.0 per above.
5. Revise the Exit calculations to reference the 2018 IBC rather than the 2012 IBC, and using a total occupant load of 57 rather than 30. Ref. 2018 IBC 107.2.1.
6. In the Project Data, sheet A0.0, the “Maximum Travel Distance” is incorrect. Delete “sprinkler” as above this note you say none exist, and per 2018 IBC Table 1017.2 the exit access travel distance is 200 feet, not 75 feet.
7. Per 2018 IBC 2902.2 separate restroom facilities are required for each sex as the total occupant load is greater than 15 and this is not a mercantile occupancy.
8. Revise the plumbing calculations for assembly occupancy. Ref. 2018 IBC 107.2.1 and Table 2902.1.
9. Regarding drinking fountains in Project Data, sheet A0.0, “drinking water is provided on site upon request” does not comply with Code. Per 2018 IBC Table 2902.1 a drinking fountain is required; however a point of use water dispenser or cooler is allowed by City of Tucson amendment to the 2018 IPC 410.4 in lieu of a drinking fountain. Per City of Tucson Policy 2008-21(E) this dispenser must be connected to a permanent supply of potable water. Show location and plumbing on the floor plan.
10. Revise General Notes 1 for the Exiting and Accessible Route Plan on sheet A0.0 to reference the correct 2018 IBC Section. Ref. 2018 IBC 107.2.1.
11. General Notes 2 for the Exiting and Accessible Route Plan on sheet A0.0 refers to that plan for means of egress illumination. That plan only shows exit lights above the two exit doors. This is insufficient. 2018 IBC 1008.2 requires that the means of egress serving a space shall be illuminated at all times that the room or space is occupied. Show all emergency and exit lights with circuiting on the required electrical plan(s). See electrical review comment 2 below.
12. A note regarding door hardware under Project Operation, sheet A0.0, refers to “pass through locks”. What are pass through locks? Per 2018 IBC 1010.1.9 egress doors shall be readily openable from the egress side without the use of a key or special knowledge or effort. Submit product data.
13. On the Existing Demo & Architectural Floor Plan, sheet A1.0, the corridor between utilities 1011 and secret room 1004 is 36-inches wide. Per 2018 Table 1020.2 the minimum corridor width is 44-inches for a facility with an occupant load of 50 or more persons.
14. The control room and all rooms and spaces used by the public shall be accessible. Please indicate the widths for all doors in these spaces to show compliance. Minimum door width is 2’-8”. Ref. 2018 IBC 1103.1.
15. The two new exit doors at the north and south exterior walls are required to be accessible. Provide landings at the exterior side of each door that is no more than ½’ below the building floor, has a width at least that of the door, and a depth in the direction of travel that is no less than 44-inches. Ref. 2018 IBC 1010.1.6.
16. Remarks in the Door Schedule, sheet A1.0, refer to magnetic locks under 2012 IBC Section 1008.1.9. Revise this reference to the 2018 IBC Code with the correct Section “1010.1.9.10 Door hardware release of electrically locked egress doors.” Delete “with emergency push release button” from this note and list the conditions 1, 2, 3, 4, and 6 for use of this type of hardware under 1010.1.9.10.
17. Indicate that the glass in Door Type 1 on sheet A1.0 is to be safety glass per 2018 IBC 2406.4.1.
18. On sheet A1.0, revise notes in the General Floor Plan Notes, General Finish Notes, and General Notes to reference the 2018 IBC and IECC Codes with 2018 Sections rather than the 2012 Codes and 2012 Section references. Ref. 2018 IBC 107.2.1.
