This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. PROVIDE A COMPLETE PLAN SET showing all proposed alterations and additions. Use the Residential Plan Requirements & Checklist at https://www.tucsonaz.gov/pdsd/residential-permits SECTIONS - DETAILS: Provide structural details showing code compliant materials and fasteners from the foundation to the roof covering of new exterior walls. Show rating of insulation. PLUMBING PLANS: Provide piping details showing code compliant materials and sizes. MECHANICAL PLANS: Provide equipment details showing code compliant components, locations and sizes. ELECTRICAL PLANS: Provide wiring details showing code compliant devices and sizes. Show circuit size with receptacles at all walls and lighting control at each doorway. Include a panel schedule. OUTDOOR LIGHTING CODE: Show the proposed fixture as full cut-off FCO style or provide an Outdoor Lighting Calculation including all exterior fixtures on the property for determining exterior lighting limits. INTERNATIONAL ENERGY CONSERVATION CODE: Provide insulation details showing code compliant placement of materials and ratings, N1101. Residential (1st Review) TRANSMITTAL DATE: August 24, 2020 This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 14'-0" the required perimeter yard setback from the proposed shop to the east property line is 9'-4", proposed is 6'-0". 2. As the wall height of the proposed addition at the northwest corner of the house was not provided perimeter yard setbacks cannot be verified. Provide a height dimension from design grade to the highest point on the proposed addition and provide a setback dimension on the plot plan. 3. A DDO cannot reduce the perimeter yard setback to less than 1'-0" per a Zoning Administrators determination. That said the proposed perimeter yard setback from the proposed shop to the south property line will require a Board of Adjustment for Variance. Based on a wall height of 13'-5" the required perimeter yard setback is 8'-11" proposed is 0'-4".
