This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. All engineers and architects involved in the design of the structure are to seal the related sheets of plans, details and calculations in accordance with the rules of the State Board of Technical Registration GENERAL COMMENTS: 1. Provide a complete set of construction plans detailing alterations or improvements for achieving code compliance with the 2018 IRC, R105. 2. Provide a signed Confirmation of Notice of Demolition form if removing a building roof or walls before obtaining the building permit, R104. FLOOR PLANS: 1. Clarify the new and proposed rooms, R106.1.1. STRUCTURAL PLANS: 1. Provide an engineer’s calculation, design and seal for masonry partition and screen walls exceeding 7’ in height above grade on either side. Sheet A3.01 shows 8’-6” height. PLUMBING PLANS: 1. Show any plumbing changes in compliance with the code recognized by the City of Tucson, 2018 IRC. MECHANICAL PLANS: 1. Provide (an HVAC system with fresh air intake) whole-house mechanical ventilation, or controlled exhaust with a calculated airflow rate, R303.4; N1103.6 & M1505.4. Show the system and appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting. 2. Provide demand calculations in accordance with Manual J/S/D standards, M1401.3, M1601.1. Systems shall be sized in accordance with Manual S based on building loads calculated in accordance with Manual J and duct systems sized in accordance with Manual D. Notate if the mechanical system calculations may be provided by deferred submittal. ELECTRICAL PLANS: 1. Zoning review of building permit, T20CM05320, not approvable until historic review, T20SA00234, approved. This site is located in the HC-3 zone (UDC 4.7.22). A single-family residence (SFR) is a permitted use in this zone (Table 4.8.6). No Use-Specific Standards. The minimum setback is zero (0) feet facing each interior property line (Table 6.3-4.A). 2. Demonstrate compliance with conditions, if any, from director decision letter on site plan or elevation. 3. Provide interior plan of existing adobe dwelling on site plan. 4. Complete or withdraw interior demolition permit, T18CM07358, by obtaining approved inspection, so the permit can go to Final status. This informs the comment above. 5. Provide density calculation on site plan. Provide general note. Does the lot have 1 unit with accessory sleeping quarters or 2 units? Both are permitted in the HC-3 zone.
