COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9.

1. Prior to zoning approval an NPZ review and approval is required. Owner is proposing to add on to the living room and add a porch to the front of the existing dwelling. The property fronts on Linden Street. Structure meets setbacks.

2. There is a structure in the rear yard that needs to be shown on the plan and the square footage added to the lot coverage calculation.

The NPZ review must be completed prior to approval of these plans.
