2. On the electrical plan, sheet E1.0, 35A circuits for mini split heat pumps are shown at each indoor unit plus 20A circuits for each outdoor compressor unit. However mini splits normally receive power only at the outdoor compressor unit. Verify with the manufacturer what is required electrically and revise the plan.
3. At outdoor mechanical units provide a 15 or 20A GFI and waterproof service receptacle within 25-feet of the mechanical unit(s) on the same level (i.e. roof) as the mechanical unit.
4. On the electrical plan, sheet M1.0, show occupancy sensors for indoor lights in restrooms and spaces less than 300 SF in area with full height walls. Ref. 2018 IECC C405.2.1.
5. On the electrical plan, sheet M1.0, show daylight-responsive controls per C405.2.3 of the 2018 IECC.
6. Provide a note on the electrical plan, sheet M1.0, indicating conduit type and size for fixture home runs.

8. Circuits 9 and 11 on both panel “A” and panel “B” are for restroom receptacles and lights; however there are not associated restrooms on the floor plan. Remove.
9. Circuit 1/3 on electric panel “A” is for an outdoor mechanical unit. The mechanical plan and electrical plan only show one outdoor unit at the 13/15 spot. Remove.
10. On panel “C” circuit 9 is shown on the plan as lights and circuit 11 as receptacles. Coordinate the electrical plan information with the panel schedule.

13. Circuit 1/3 in panel “C” is for the heating and cooling unit serving the hallway common to Units #1 and #2 and both restrooms. However, panel “C” serves Unit #3 which has no access to the hall or the west restroom. Please confirm that this arrangement is correct.
14. Receptacle and light circuits for the two restrooms are shown on unit #3 panel “C” even though one of the restrooms is not serving Unit #3. Please confirm that this arrangement is correct.
15. On panel schedule “B” the rooftop packaged heat pump is shown for circuit 1/3. Please explain why a 60A breaker is shown for space 1 and a 20A breaker is shown for space 3. Please confirm the electrical requirements for the proposed unit with the manufacturer and revise the panel schedule.
16. On panel schedule “B” the rooftop packaged heat pump is labeled as 4-ton. This unit has a 5-ton capacity. Revise.
17. Provide fault current calculation for equipment.
18. The power source on the Power Riser Diagram on sheet E2.0 is unclear. Are you connecting straight to the electric utility company or through a transformer? And what is the available fault current from Tucson Electric Power Company? Revise notation for the actual condition.
19. On the Power Riser Diagram, sheet E2.0 change the grounding conductor for M1 from “1 -6” to “1-4” per 2017 NEC Table 250.66.
20. On the Power Riser Diagram, sheet E2.0 change the grounding conductor for M4 from “1 -6” to “1-2” per 2017 NEC Table 250.66.

2. Delete Mechanical Notes 1 and 2 on sheet M1.0. Heating and cooling load calculations shall be provided with this submittal for approval of all equipment shown on this drawing for these spaces. And,
3. The heating and cooling load calculations that were submitted both on sheet M1.0 and as a separate file were done using the Wrightsoft Manual J program which is a residential load calculation program that is not appropriate for calculating heating and cooling loads in commercial buildings. Recalculate loads for all heating and cooling units using an ACCA approved commercial software program. Submit the load calculations summary sheet(s) for each unit. Ref. 2018 IECC C403.1.1.
4. The heating and cooling load calculations shall use outside summer and winter dry bulb design temperatures that ASHRAE deems appropriate for Tucson. For example, 26-degrees F is not an appropriate design temperature. Revise per ASHRAE.
5. The combustion air note in Mechanical Notes, sheet M1.0, references the I.R.C. and does not apply to this project. Delete. Ref. 2018 IMC 106.3.1.
6. Mechanical Notes 10 - 12 on sheet M1.0 reference the 2000 IRC, Chapter 11 for a min. 12.00 SEER. This is not a residential project and the IRC does not apply. The current adopted energy Code in the City of Tucson applicable to this project is the 2018 IECC. The required minimum efficiencies for selected equipment are found in Tables C403.3.2. Please indicate the correct efficiencies per those Tables.
7. Please go through the Mechanical Notes and delete or cross out every note that does not apply to this project (i.e. kitchen hoods and clothes dryer notes). Ref. 2018 IMC 106.3.1.
8. Provide a mechanical equipment schedule showing all proposed exhaust fans, heating and cooling units with performance characteristics and accessories, including total and sensible heating and cooling capacities at the Tucson outdoor design temperatures, economizers where required, programmable thermostats capable of providing mandatory set points and automatic start, etc. Ref. 2018 IECC C403.4.2, 403.5
9. Provide a mechanical COMcheck showing equipment compliance with the 2018 IECC. Ref. 2018 IECC C103.2.
10. Ductwork and text on the mechanical plan, sheet M1.0 is illegible. Revise so that all text is clear. Ref. 2018 IECC C103.2.
11. Where is low RA grille and under slab RA duct shown in detail 6/M1.0 located on the mechanical plan? Ref. 2018 IMC 106.3.1.
12. Daikin mini split heat pumps are shown for both Unit 1 and Unit 3 and there appears to be return air shown at each heating and cooling indoor unit. However, the specified FXAQ-PVJU is a ductless, wall mounted, indoor cassette that directly cools the air of the room it is in. Because it does this there is no return air. Ref. 2018 IMC 106.3.1.
13. Because the Daikin units are ductless they cannot provide the required ventilation through them. Provide outdoor air calculations and show how the required ventilation will be achieved in the three tenant spaces. Ref. 2018 IECC C403.2.2 and 2018 IMC Chapter 4.
14. Unit 3 appears to have two 18,000 btuh indoor FXAQ units and one 24,000 btuh FXAQ served by one 48,000 btuh 5MXS outdoor unit. 18 + 18 + 24 = 60 mbh is larger capacity than provided by the 48 mbh condensing unit. Verify with Daikin that the specified 48 mbh-rated condensing unit will accommodate the 60 mbh load.
15. Unit 2 will be heated and cooled by a new rooftop unit. Please provide structural calculations sealed by an Arizona registrant to show that the existing roof structure will adequately support the weight of the proposed unit. Also provide a framing detail for the SA and RA roof penetrations. Ref. 2018 IBC 107.2.1.

2. Per 2018 IPC Table 403.1 for mercantile occupancies a service sink and drinking fountain is required for each tenant space unless such facilities are located outside the tenant space but within 500 feet of it per 403.3.3. The public shall have access to the drinking fountain at all times the tenant space is occupied. Per the plumbing plan on sheet P1.0 no drinking fountain(s) is provided and the service sink is located inside one of the tenant spaces and not accessible to the two other tenant spaces. Locations for shared fixtures shall not be accessible only through leasable tenant spaces.
3. On the plumbing plan, sheet P1.0, an air admittance valve is shown and specified at one of the lavatories and also a 2” vent thru roof. Which is to be provided? Ref. 2018 IPC 106.3.1.
4. On the plumbing plan, sheet P1.0, there is a note pointing to the west restroom that directs water down to fixture P-4. What is this fixture? It is shown as a 3-compartment sink on the connection schedule and is not shown on the plan at all. Ref. 2018 IPC 106.3.1.
5. The wainscot shown in the restroom interior elev. west on sheet P1.0 must be extended to minimum 24” from the toilet per 2018 IBC 1209.2.2. Please add the wainscot finish to the Room Finish Schedule on sheet A3.1 and revise the restroom elevations shown on sheets P1.0 and P2.0 so that they match. Why are there two sets of restroom elevations? Ref. 2018 IPC 106.3.1.
6. 2018 IBC 1209.2.2 also refers to service sinks. Provide hard, non-absorbent wall finish to 48” above service sink extending behind and out 24” either side.
7. Remove the kitchen group of plumbing fixtures from the Fixture Connection Schedule on sheet P1.0 and rename the mop sink to P-3 to match what is shown on the plumbing plan. No kitchen is shown in these plans. Ref. 2018 IPC 106.3.1.
8. Remove the Plumbing Fixture Rough-In Schedule on sheet P1.0 as it pertains to equipment not shown on the plumbing plan and the Fixture Connection Schedule shows pertinent information for the specified fixtures. Ref. 2018 IPC 106.3.1.
9. Plumbing General Note 1 shall reference the 2018 IPC with Pima County amendments and not the 2012 UPC with State of Arizona amendments. Ref. 2018 IPC 106.3.1.
10. The CW + HW Isometric on sheet P1.0 shows 1” CW and 1” HW to (Exist) water heater. Please explain. According to the floor plans this is a stand-alone building with no additional lease areas than the three shown with shared restrooms. Ref. 2018 IPC 106.3.1.
11. Add a note on sheet P2.0 plumbing fixture schedule that the restroom lavatories P-1 shall dispense no more than .25 gallon per metering cycle. Ref. City of Tucson amendment to the 2018 IPC.
