Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.


SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1.

FOUNDATION PLANS:

1. Dimension the footing length, width, and depth into undisturbed soil for each footing type and condition, R403.1.1.
2. Provide concrete foundations for anchoring interior braced wall line sills with ½” anchor bolts with 7” embedment, R403.1.6.

FLOOR PLANS:

1. Show the location of support walls or posts, R106.1.1. Each support structure requires a foundation, either existing or proposed.

SECTIONS - DETAILS:

1. Provide a Shed wall detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5. Or 2” above paved areas, R703.7.2.1. This may require a design with concrete stems.
2. Show the method of roof fastening to the dwelling.
3. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended.

ELECTRICAL PLANS:

1. Show any extended items such as lighting.
