01/19/2021 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Comment not resolved. Provide the first floor elevation of the clubhouse. The manhole shown on the site plan is the public manhole to which the existing private sewer collection is connected. It is not the next upstream manhole. [Initial comment: Provide the first floor elevation of the clubhouse and the rim elevation of the next upstream sanitary manhole of the private sewer collection system. Determine the need for a backwater valve per Section 714.1, IPC 2018, as amended by the City of Tucson.]
2. It is not clear that the floor drain is even connected to the building drain (e.g. what is the "daylight pipe through wall w/ screen"?). [Initial comment: Clarify how the fixture drain from the floor drain in the pool equipment relates to the building drain and How the floor drain will be vented. Reference: Section 107.2.1, IBC 2018.]
3. Comment not resolved. If a single water meter supplies the clubhouse, bathhouse and the pool equipment, provide the total demand that the water meter will supply and show how the water distribution system was sized. [Initial comment: Clarify the water demand for the clubhouse; will the pool equipment room have a water supply? How was the water service and distribution system sized? Reference: Section 107.2.1, IBC 2018.]
01/19/2021 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Coordinate the component descriptions on COMcheck with the descriptions shown on the drawing (e.g. R-13 walls vs R-22 walls, 0.60 SHGC vs 0.025 SHGC, etc.). [Initial comment: Demonstrate energy code compliance for the building envelope and the mechanical HVAC system using calculations based on the current code. Reference: Sections C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2018.]
2. Verify the cooling load calculations with the specified equipment and the "cooling equipment summary." Show that heat is being supplied to the clubhouse. Reference: Section 309.1, IMC 2018. [Initial comment:].
3. Revise the ventilation calculations per Section 403.3.1.1, IMC 2018 (i.e. provide ventilation air for the occupants as well as for the building area). [Initial comment: Provide calculations to verify that adequate ventilation will be provided for the occupied spaces. Reference: Section 403.3.1.1, IMC 2018.]
01/19/2021 ROBERT SHERRY WATER REVIEW Reqs Change 1. Comment not addressed. [Initial comment: Show the location of the proposed water meter, backflow preventer (if required by Tucson Water), and the water service pipe on a site plan. The development package is not a substitute for a complete site plan. Reference: Section 107.2.1 and 107.2.6, IBC 2018.]
2. Comment not addressed. [Initial comment: Verify the need for backflow protection for this building. Reduced pressure backflow prevention assemblies are required to be installed directly after the water meter for buildings in which chemicals or other contaminants may come in direct contact with water (e.g. pool chemicals). Reference: Chapter XXVII, Article V, Section 27-72, the Tucson Code, http://www.tucsonaz.gov/files/water/docs/backflow-ordinance.pdf ]

02/08/2021 STEVE SHIELDS ZONING REVIEW Reqs Change PDSD TRANSMITTAL

FROM: PDSD Zoning Review

PROJECT: Placita Escondida Clubhouse
T20CM05082 – 2nd Review)

TRANSMITTAL DATE: February 8, 2021

1. This comment was not addressed. As there is no clubhouse shown on the approved tentative plat, S04-178 a revision to the tentative plat is required. As discussed previously with Andy this is a minor change and you would need to provide a copy of the approved tentative plat sheet with the area where the club house is going clouded and provide a detail of the area and revise all applicable calculations such as lot coverage. The provided email does not address the addition of a new club house.

2. Zoning cannot approve the building plans until PDSD Commercial Plans reviewers have approved the building plans.

If you have any questions about this transmittal, please contact Elisa Hamblin at Elisa.Hamblin @tucsonaz.gov or (520) 837-4966
