08/07/2020 ROBERT SHERRY PLUMBING-COMMERCIAL REVIEW Reqs Change 1. Provide a site plan that clearly shows the location of the clubhouse and the bath house. Reference: Section 107.2.1, IBC 2018.
2. Provide the "site/grading plan" referenced on sheet PM1 that shows the connection of the building drain to the existing building sewer for the bath house and ultimately to the public sewer system. Indicate the material of the new building sewer and the slope of the new sewer. Reference: Section 107.2.1, IBC 2018.
3. Provide the first floor elevation of the clubhouse and the rim elevation of the next upstream sanitary manhole of the private sewer collection system. Determine the need for a backwater valve per Section 714.1, IPC 2018, as amended by the City of Tucson.
4. Clarify how the fixture drain from the floor drain in the pool equipment relates to the building drain and How the floor drain will be vented. Reference: Section 107.2.1, IBC 2018.
5. Clarify the water demand for the clubhouse; will the pool equipment room have a water supply? How was the water service and distribution system sized? Reference: Section 107.2.1, IBC 2018.
6. The Water Heater Schedule specifies a storage-type heater (as compared to the "Material" specifications that call out a different water heater). Provide a detail of the water heater installation, including the excess pressure relief, expansion tank, vacuum relief or other anti-siphon device, safety pan, and valves. Reference: Sections 503.1, 504, 606.1, and 607.3, IPC 2018.
7. Each plumbing system requires at least one vent that extends to the outside. Reference: Section 918.7, IPC 2018.
08/07/2020 ROBERT SHERRY MECHANICAL-COMMERCIAL REVIEW Reqs Change 1. Demonstrate energy code compliance for the building envelope and the mechanical HVAC system using calculations based on the current code. Reference: Sections C101.5, C103.2, C303, and C401.2, International Energy Conservation Code 2018.
2. Show how one of the "Additional Efficiency Package Options" (C406, IECC 2018) is to be accomplished. Reference: Section C401.2, IECC 2018.
3. Provide heating and cooling load calculations to justify the heating/cooling capacity of the specified HVAC unit. Reference: Section C403.1.1 and C403.3.1, IECC 2018.
4. Show the termination point of the condensate drain. Reference: Section 307.2.1, IMC 2018 as amended by the City of Tucson.
5. Provide calculations to verify that adequate ventilation will be provided for the occupied spaces. Reference: Section 403.3.1.1, IMC 2018.
6. Provide general room exhaust for any cooking appliance that does not require the installation of a Type II hood (e.g. a microwave oven). The minimum exhaust rate shall be 0.70 CFM per square foot, using a minimum area of 100 square feet for each individual appliance. Reference: Section 507.1, exception 2 and 507.3, IMC 2018.
08/07/2020 ROBERT SHERRY WATER REVIEW Reqs Change 1. Show the location of the proposed water meter, backflow preventer (if required by Tucson Water), and the water service pipe on a site plan. The development package is not a substitute for a complete site plan. Reference: Section 107.2.1 and 107.2.6, IBC 2018.
2. Verify the need for backflow protection for this building. Reduced pressure backflow prevention assemblies are required to be installed directly after the water meter for buildings in which chemicals or other contaminants may come in direct contact with water (e.g. pool chemicals).
