ZONING REVIEW TRANSMITTAL FROM: Mallory Ress, Planner Mallory.ress@tucsonaz.gov PROJECT: T20CM04952 1664 E CALLE GRANDIOSA BEDROOM ADDITION TRANSMITTAL: 8/5/20 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of ten (10) feet, or three-quarters (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). The setbacks are such because the subject property has a residential use and abuts a non-residential zone, P-I. Applicant is proposing to construct a bedroom addition attached to the rear of the home. The plan indicates a wall height of 8’ and 6” is added to design grade. With this 8’6” wall height a 10’ setback is required to the south property line. Applicant is proposing a 8’8” setback to the south property line. Additionally, although the addition is in line with the existing setback for the home to the east property line, the required setback is 6’8”. The plans show a top height of the bedroom addition at 9’4”, with an additional 6” added for design grade. Therefore, a top height of 10’ is used. This requires a 6’8” setback to the east property line. A 3’8” setback is proposed to the east property line. Applicant may provide documentation showing subdivision developed under Residential Cluster Project standards, allowing for reduced setbacks and DDO will not be required for east setback. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. FLOOR PLANS: 1. Show compliance with R310 providing egress from bedrooms with minimum net clear opening area of 5.7 SQ FT (5 SQ FT 1st floor). Also, show the minimum net clear opening dimension of 24” height and 20” width, and maximum sill height of 44”. A single hung is typically 3046SH and a sliding window is 3040XO or larger. SECTIONS - DETAILS: 1. Detail the wall to roof fastening. Show roof (uplift resistance) fasteners (H2.5) with appropriate uplift capacity, R802.11 amended. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. ELECTRICAL PLANS: 1. Show locations of each smoke alarm, R314. Notate that all smoke alarms must be interconnected with a power source from the building wiring, and be equipped with battery backup. 2. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity. 3. Interior alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed.
