07/29/2020 MALLORY RESS ZONING REVIEW Reqs Change Zoning has completed its review. Comments below are relative to zoning review and require submittal of revised plans:

1. The portable storage in the rear yard requires zoning compliance approval. This application appears to be for the conversion of carport to bedroom/bathroom and for the portable storage. If you have city approval for the storage please provide. If no approval exists, a Design Development Option (DDO) will be required for a reduced setback of 3'6". In the alternative the applicant may include a neighbor setback waiver.

2. Additionally if the storage is moved back from the north property line to meet setback requirements of 6 feet or 2/3 wall height of the structure, whichever is greater, a DDO and/or a neighbor setback waiver are not required.

3. The required setback of the storage cannot be determined at this time as height of the storage structure was not provided. Provide height of the portable storage.

4. Provide a full floorplan so that total bedroom count can be calculated.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits Separate from support documents.

SITE PLAN:

1. Show the square footage of the proposed addition/alteration, R106.1.1.

SECTIONS - DETAILS:

1. Show the minimum 12” footing depth below the undisturbed ground surface (R403.1) with 12” minimum width for wood framed walls R403.1.1. Show a minimum ½” diameter anchor bolt and treated sill plates, R602.10.8 & R403.1.6. Verify and show the existing foundation with one #4 rebar continuous or replace for code compliance.

ELECTRICAL PLANS:

1. Show a receptacle outlet within 3’ of each lavatory basin in each bathroom, E3901.6. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6.
