The plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.6, .9, & .10.

1. The proposed street perimeter yard setback exceeds the 8'-0" allowed from edge of pavement to the face of garage per UDC Article 6.4.5.C.2.b..(2).(c) and the 8'-0" shown on the DP15-0076. If you propose to have a greater than 8' distance it needs to meet the requirements of UDC Article 6.4.5.C.2.b..(1)
