The plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the R-2 zone (UDC 4.7.9). A Single Family Residence (SFR) FLD is a permitted use in this zone (Table 4.8-2).

1. Per DP15-0076 Sheet 5 the proposed street perimeter yard setback to FairOaks is shown as 8'-0" to the face of curb. The provide plot plan shows two different dimensions which make no since. One is 6'-0" to back of sidewalk which would make the setback to back of curb 11'-7. The other dimension shows 60" building setback and it appears to be to face of curb which would mean the building is 6" into the sidewalk area. Clarify what the setback is from face of garage to face of curb. This setback can not be greater than 8'-0".
