This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits SITE PLAN: 1. Indicate the location of buildings, utility meters and gas, water, electric and sewer lines from property line to building, R106.1.1. FOUNDATION PLANS: 1. Show wood framing members resting on concrete as pressure treated, R317.1 item 2 and show exterior wood siding, sheathing and wall framing with a 6” clearance above the ground, R317.1 item 5. A concrete stem for achieving the 6” clearance between framing and ground (R317.1 item 5) may be required. 2. Show exterior footings at least 12” below the undisturbed ground surface, R403.1.4. FLOOR PLANS: 1. Identify the exterior wall material of the existing wall between dwelling and garage, R106.1.1. A minimum fire rating of ½” gypsum board is required. 2. Notate any window or door openings in the wall between dwelling and garage, R106.1.1. 3. Show the garage floor direction of slope, R309.1. This site is located in the R-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). The applicant is proposing an attached garage addition on the east side of the home. The provided plans show a reduced varying setback of 3’9 ¼” to 3’8 ¾” to the east property line. The wall height for the proposed addition facing the east property line is 12’ 2-5/16”. A setback of 8.13’ to the east property line is required. The provided plans show a reduced setback to the north property line of 4’8”. The wall height for the proposed addition facing the north property line is 12’ 2-5/16”. A setback of 8.13’ to the north property line is required. As a note, the reduced setback for the storage and carport on the west side of the property was granted under T20SA00064 and associated lot split S19-088. DDO is required. |
