The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the NR-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. Provide the legal description on the plot plan. The legal description is FELDMANS AMENDED S50' N100' LOTS 1 & 2 & S50' N100' E4' LOT 3 BLK 12

2. The neighbor signoff waivers need to be the plot plan and both the neighbor to the north and west need to sign them.

3. The application needs to be a separate pdf file from the drawing plans.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SECTIONS - DETAILS:

Provide structural details showing code compliant materials and fasteners. Show construction requirements: anchor bolt size, insulation placement and rating, ledger fasteners.

PLUMBING PLANS:

Provide piping details including yard water pipe size.

ELECTRICAL PLANS:

Provide wiring details showing code compliant devices and sizes. Show lighting control at each doorway (both sides) and arc-fault protection.

INTERNATIONAL ENERGY CONSERVATION CODE:

Provide insulation details showing code compliant materials and sizes, N1101. The simplified prescribed energy values for glazing is U=0.40, skylights U=0.65, ceiling R=38 and framed walls R=13. Mass wall requirement is R=4 when 50% of insulation is exterior and R=6 when applied interior, N1102.1. Block walls are typically furred for space containing wiring and insulation. The unvented ceiling usually has both foam board and batt insulation totaling R-38.
