This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Provide a lot coverage calculation needs to be updated to include the shed square footage. 2. Provide a legal description on the plan 3. Provide the zoning for all adjacent parcels including the parcel south of Teton. 4. Provide a dimension from the centerline of Teton to the curb and from the curb to the south property line. The distance from centerline to the face of curb should be 14' and from the face of curb to the property line is 11' 5. Show the proposed porch on the plot plan and indicate that the carport is to be enclosed to a room. 6. Remove the street sidewalk shown on the plot plan as it does not exist. 7. The plan set shall be submitted as a single multi-page pdf not individual sheet. 8. Provide a signed application with you next submittal. Also, the application Description of Work states Carport Addition & Garage. There is not garage shown on the plans and the porch is labeled as a carport, correct the plans. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits SITE PLAN: 1. Indicate the location of the existing and proposed buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1. STRUCTURAL PLANS: 1. Provide complete roof and floor framing plans. Show rafter size and spacing, R301.1. 2. Show a composite beam with staggered fasteners when assembling with rafters, R301.1. SECTIONS - DETAILS: 1. Update cross-section detail on sheet A-1.7. Show wood framed walls with minimum ½” x 10” anchor bolt spacing and treated sill plates, R602.10.8 & R403.1.6. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. MECHANICAL PLANS: 1. Provide heating facilities in all habitable rooms, R303.9. ELECTRICAL PLANS: 1. Provide an Electrical service utility plan coordinated with Tucson Electric Power. TEP usually requires meters not to be relocated under roof structures, TEP SR-405.10.L. Also, overhead service conductors require an 8’ clearance above a low sloped roof, E3604.2.1. 2. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2. 3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
