Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

Consolidate pages of construction plans into a single .PDF file as prescribed at the PDSD web site. https://www.tucsonaz.gov/pdsd/online-permits

FLOOR PLANS:

1. Show a code compliant stairway between floor levels. Detail and specify stair width (min 36”, R311.7.1), rise and run (min. 10” tread depth, 7 ¾” max. riser height, R311.7.5).

ELECTRICAL PLANS:

1. Show locations of each smoke alarm, R314. .
2. Dwelling alterations require the installation of smoke alarms at existing bedrooms, R314.2.1. Provide notation if the smoke alarms are existing or proposed.
3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
4. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

The room addition plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the MH-1 zone (UDC 4.7.10). A Mobile Home (SFR) is a permitted use in this zone (Table 4.8-2).

1. The drawing files shall be submitted as a single multi-page PDF file not individual jpg files.

2. Provide a plot plan that meets the follow requirements and shows the entire site.
