FROM: Steve Shields
Section Manager

PROJECT: T20CM04297
1661 N Goebel Ave
Expand and Repair Rear Porch
Residential (2nd Review)

TRANSMITTAL DATE: September 21, 2020

The plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the RX-1 & RX-2 zone (UDC 4.7.6). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-3). See Use-Specific Standards 4.9.7.B.6, .8, & .9.

1. This comment was not addressed. Based on the most current aerial photos on MapTucson there is a shed located southwest of the existing carports. There are no compliance permits in our system for this shed. This shed does not appear to meet the required perimeter yard setbacks of twenty feet (20) facing the south property line (Table 6.3-1.A). Show this shed on the plan and provide a neighbor setback waiver signoff as shown below. The following statement must be provided on the plot plan: "My Name is Eleanor O'Hara and I am the owner of the property located at 1631 N Goebel Ave. I have reviewed the plot plan and I have no objection to structure being located or constructed _____ from the property line as depicted on the site plan.
