COMMENTS: the following comments are relative to an application for Historic Review (UDC 5.8.8).

This site is located in the HR-2 zone (UDC 4.7.9). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

1. The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure's wall facing each interior property line (Table 6.3-2.A). Based on a wall height of less than 9'-0" the required perimeter yard setback from the proposed utility room to the north property line is 6'-0" proposed is not provided.

2. The minimum setback to a side street property line is ten (10) feet (UDC Section 6.4.5.C.1.b). The side street, Jacobus Ave., perimeter yard setback is not shown correctly and should be listed as 10'-0". It appears that the side street perimeter yard will be met.

3. Provide a lot coverage calculation on the plot plan.

4. Historic Review will need to be completed prior to approval of these plans.

5. T20DV00804 lists the following and these may need to be addressed via Historic review. THE MAIN DWELLING HAS A NEW ROOF TOP HVAC UNIT, THE WINDOWS APPEAR TO BE ORIGINAL HOWEVER THERE ARE NEW WINDOW SCREENS ADDED TO BOTH DWELLINGS. THE 2ND DWELLING HAS A MINI SPLIT HVAC SYSTEM AND A NEW ADDITION WITH PORCH ON THE NORTHSIDE OF THE DWELLING. THIS PROPERTY IS LOCATED IN A HISTORICAL ZONE A REVIEW AND APPROVALS ARE REQUIRED. THE
