A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). Subject to Use Specific Standard 4.9.7.B.5 - 9 1. Based on Model Plan T19-M0075 Sheet A2.0 Floor Plan the proposed residence is 41'-0" wide. Lot 10 of Shalom Subdivision is 55'-0" wide. 55' - 41' = 14' which only leaves 7'-0" on the north and south side of the lot. Clarify how the plan can show can show an 8'-6" setback and not revised the model plan. Per UDC Article 6.4.5.B.1 and Figure 6.4.5-A perimeter yard setbacks are based on the highest point of the wall. Based on the elevations provided in T19-M0075 the top of parapet is 12'-0" from finished floor and then there is 6" to finished grade. Based on a highest point of wall at 12'-6" the required perimeter yard setback to the north and south property line is 8'-4". A Design Development Option (DDO) is required.
