This site is located in the R-1 zone (UDC 4.7.8). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). Subject to Use Specific Standard 4.9.7.B.5 - 9

1. Per UDC Article 6.4.5.B.1 and Figure 6.4.5-A perimeter yard setbacks are based on the highest point of the wall. Based on the elevations provided in T19-M0075 the top of parapet is 12'-0" from finished floor and then there is 6" to finished grade. Based on a highest point of wall at 12'-6" the required perimeter yard setback to the north and south property line is 8'-4". A Design Development Option (DDO) is required.

2. Provide a street perimeter yard setback on the plan.
