Addition to 3 Unit Multi-family TRANSMITTAL: April 12, 2021 COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1). This site is located in the R-3 zone (UDC 4.7.12). Multi-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6. Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, see UDC Article 6.4.5.B and Figure 6.4.5-A. As the height shown on the elevations is to finished floor, 6” has been added to the height shown on the elevations or 20’-6” from design grade. The following comment was not addressed. 1. The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 20’-6” the required perimeter yard setback from the proposed 2nd floor addition is 15’-5”. Proposed setback to the east property line is 13’-9” and to the west property line is 13’-6”, Design Development Option (DDO) will need to be submitted and approved. The provided elevations in the building set do not match the heights provided on the development package DP20-0044.
