1. Sheet D1; Codes Applicable: The IRC can be used for buildings with 2 or less dwelling units. Since this is a triplex, it falls under the IBC. See Section 310 of the 2018 IBC.
2. Sheet D1; Inclusive Design Requirements: This section would not be applicable for this triplex. Please indicate on this sheet the applicable codes for this project.
3. Sheet D1: Please provide a Code Analysis on this sheet, including Occupancy Classification, Construction Type, Automatic Sprinkler System, total existing SF, total new SF (including addition), Occupant Load (for each dwelling unt and for total building), etc.

8. Sheet A3; South Elevation: At the second floor, an Elevation Keynote references 10, which indicates 'Opening Through'. Please explain.
9. Sheet A3; North Elevation: At the second floor, a new window is indicated on the east end of the new wall, and another window (existing?) is indicated on the west end of the wall. Please verify.

COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-3 zone (UDC 4.7.12). Multi-family residential is a permitted use in this zone (Table 4.8-2). See Use Specific Standards 4.9.7.B.6.

Perimeter yard setbacks are based on a measurement from design grade to the highest point of the exterior wall, see UDC Article 6.4.5.B and Figure 6.4.5-A. As the height shown on the elevations is to finished floor 6” has been added to the height shown on the elevations. 20’-6”.

1. The minimum setback is the greater of ten (10) feet, or three-fourth (3/4) the height of the structure’s wall facing each interior property line (Table 6.3-2.A). Based on a wall height of 20’-6” the required perimeter yard setback from the proposed 2nd floor addition15’-5”. Proposed setback to the east property line is 13’-9” and to the west property line is 13’-6”, Design Development Option (DDO) will need to be submitted and approved
