This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. This comment was not addressed fully addressed. The height of the shed was not provided and as the setback to the west property line is less than 6’ a neighbor signoff is required, see below. Shed is under 200 sq ft and does not require inspections. Height cannot exceed 12ft and shed must be setback 6ft or 2/3 the height of the structure wall from the applicable property line, whichever is greater. “My Name is __________________and I am the owner of the property located at . I have reviewed the site plan and I have no objection to structure being located or constructed _____ from the property line as depicted on the site plan.” 2. This comment was not fully addressed. Provide the vehicle use area as part of the lot coverage. Vehicle Use area includes all areas where vehicles may be parked or drive on the site whether improved or unimproved. Lot coverage calculation for existing and proposed structures must be shown on the site plan. Applicant should take the total lot size and show total coverage as a percentage for existing structures, vehicle use area and proposed structures. Total shall not exceed 70% lot coverage.
