This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.
This comment was not addressed fully addressed. Provide the height of the shed and as the setback to the west property line is less than 6' a neighbor signoff is required, see below. 1. No permit was received for the addition of the shed in the northwest corner of the property. Shed is under 200 sq ft and does not require inspections. However, zoning compliance is required. Height of shed and setbacks to North and West property line must be shown. Height cannot exceed 12ft and shed must be setback 6ft or 2/3 the height of the structure wall from the applicable property line, whichever is greater.

This comment was not fully addressed. Provide the vehicle use area as part of the lot coverage. 2. Site coverage calculation for existing and proposed structures must be shown on the site plan. Applicant should take the total lot size and show total coverage as a percentage for existing structures, vehicle use area and proposed structures. Total shall not exceed 70% lot coverage.

This comment was not addressed. Based on the height provided on the framing plan and using 9'-6" x 2/3 the required perimeter yard setback to the north property line is 6'-4" with 6'-0" provided a neighbor sign off is required. The following text needs to be provided on the plot plan for the neighbor to north and then must be signed and dated by the owner of the property to the north.
"My Name is __________________and I am the owner of the property located at . I have reviewed the site plan and I have no objection to structure being located or constructed _____ from the property line as depicted on the site plan."
It appears that the ramada is proposed such that the peak of the roof faces the west (alley) property line, if this is the case the wall height used to determine the setback appears to be 10 ft. 10 feet height requires a 6'8" setback. Setback to west property line is not met.

Next steps: Submit revised site plan and construction drawings as a single PDF.

SHOW ANY ROOF SHEATHING SUCH AS 1/2" OSB OR PLYWOOD WITH COVERING.
