PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

SITE PLAN:

1. Indicate the location of buildings, utility meters and gas, water, electric and sewer or septic lines from property line to building, R106.1.1.

MECHANICAL PLANS:

1. Update the whole-house mechanical ventilation description, R303.4; N1103.6 & M1505.4. Show the ZB80 exhaust fan with an appropriate flow rate setting on the plans. A two or three bedroom dwelling of 1501 – 3000 SF requires a 60 CFM continuous setting.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.

This site fronts on a Major Street and Route (N Alvernon Wy). As this is a corner lot, Developing area street setbacks are applied to both street setbacks. UDC Section 6.4.5.C.2

The setback is measured from the back of existing or future curb. The setback to the future curb of N Alvernon Wy must be 21 feet or the height whichever is greater. Zoning reviewed Paving Plan I-81-029 and the Major Street and Route Plan. It appears that the back of the future curb will be 6' into the current property line. The proposed structure does not meet setbacks. Applicant needs to confirm with Department of Transportation & Mobility (formerly TDOT) the location of the future curb for N Alvernon and E Monte Vista, if applicable. The future curb locations must be shown on the plan set, and setbacks measured from there.

Submittal of a revised site plan is required.
