TRANSMITTAL: 6/22/20
COMMENTS: the following comments are relative to an application for a Design Development Option (DDO) (UDC 3.11.1).

This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10.

The minimum setback is the greater of six (6) feet, or two-thirds (2/3) the height of the structure’s wall facing each interior property line (Table 6.3-2.A).

The applicant is proposing to convert the existing carport to a garage and construct a storage unit attached to the garage to the north. The required setback to the north property line is 6’. The applicant is proposing a reduced setback of 3’ 2”. No other setbacks are effected by this project.

DDO is required.

PLAN REVIEW COMMENTS

Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

FLOOR PLANS:

1. Roof projections extending into the 3-foot fire separation distance require not less than one-hour fire-resistive construction on the underside. Provide notation for compliance with R302.1 (City of Tucson Amended) for the altered roof overhang. The fire protected overhang may not extend closer than 24” from the property line.
2. An opening from a garage directly into a sleeping room is not permitted, R302.5.1. Identify the rooms with access to the garage on the Existing Plan, sheet #2.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. The existing 4x8 beams are undersized for accepting additional live and deal loading of a roof.

ELECTRICAL PLANS:

1. Garage Branch Circuit: a separate (dedicated) GFCI 20-amp branch circuit required for receptacles in an attached garage and detached garages with service, E3703.5. An outlet is required at each vehicle bay not more than 5.5 feet above the floor, E3901.9
2. Show all garage receptacle outlets with GFCI protection, E3902.2. Include any ceiling receptacle.
3. Show at least one wall switch controlled light in attached garages, E3903.3.
