This site is located in the R-1 zone (UDC 4.7.1). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5 - 9. 10. 1. Show the 10'-0" utility easement that runs along the north property boundary see S19-005. Also, the tentative plat, DP18-274, sheet 3 shows a 12' setback along the north property line. It appears the proposed SFR encroaches into the easement and setback. 2. Per UDC TABLE 6.3-2.A: DIMENSIONAL STANDARDS FOR THE R-1, R-2, R-3, MH-1, & MH-2, R-1 Zone, the required perimeter yard setback to the west property line is 6' or 2/3 the height of the exterior wall measured from the highest point of the wall to design grade. Based on the elevations provided in model plan T19-M0074 the proposed wall height proposed is 12' to finished floor so the west perimeter yard setback requirement would be based on the 12' wall plus 6" to grade or 12'-6" X 2/3 = 8'-4" setback, a Design Development option is required for the 8'-0" setback.
