| 06/11/2020 | KEN VAN KARSEN | BUILDING-RESIDENTIAL | REVIEW | Reqs Change | T20CM03425 PLAN REVIEW COMMENTS Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions. SCOPE OF REVIEW: The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval. GENERAL REQUIREMENTS: The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans. Update note #1 on sheet E-1. Items built without permit may require alteration or improvement for achieving code compliance with the 2018 IRC, R105. Show the structure’s original configuration as constructed with a permit or show plans for all elements of the building requiring permit. FLOOR PLANS: 1. Exterior walls with a fire separation distance less than 3-foot from the property line require not less than one-hour fire-resistive construction without openings, R302.1 (City of Tucson Amended). Therefore, the Existing Floor Plan on sheet A-1 shows a bedroom window not in compliance with the current or past building codes. 2. Roof projections may not extend to a point closer than 2 feet from the property line. Provide notation for compliance with R302.1 (City of Tucson Amended) by removing the roof overhang near the property line. SECTIONS - DETAILS: 1. Clarify the placement of ceiling/roof insulation for determining the need for attic ventilation, R806. Update detail #2 on S-2 showing a completed design. 2. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38. 3. A vented attic space requires a calculation for showing the attic ventilation opening size using 1 to 150 of attic area in compliance with R806.2. Provide appropriate upper and lower space vents when applying the reduced area calculation. Account for the existing attic space if removing or blocking existing vents. PLUMBING PLANS: 1. Show a two-way cleanout at the building exterior, P3005.2. ELECTRICAL PLANS: 1. Show a single feeder or branch circuit to the accessory (detached) building, NEC 225.30. 2. Provide a panelboard with clear working space of 30”wide x 36”deep, E3405.2, not located in the clothes closet or bathroom, E3405.5. 3. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16. Update note #7. 4. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.
