Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL COMMENTS:

1. All SFR and Duplex plans submitted after March 1, 2009 require a solar water system, or future installation preparation City of Tucson Ordinance #10549 with one of the following provisions: ½”control conduit and two ¾” copper piping for water with rooftop termination; straight 3” capped sleeve; or an accessible attic (clear path 30” wide x 30” high) over the water heater. Show appropriate notation.
2. All construction drawings submitted after June 1, 2010 for one- or two-family dwellings must provide gray water utilization or preparation, Ordinance #10579/11089 revised July 9, 2013. Include two clothes washer standpipes at an exterior wall, one with an above grade stub-out, and one plumbed to the building drain. Additional gray fixture drains are optional. PLUMBING PLANS:

1. Gray water systems may only receive waste discharge from bathtubs, showers, lavatories, clothes washers and laundry trays, P3009.7. Remove the gray drain lines from the food preparation sinks, or remove all below grade lines and show the dual stand pipe at the washing machine.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. Energy Certificate: (Mandatory) place near the indoor furnace or in utility room, N1101.14. Add notation to plans.

TRANSMITTAL DATE: June 23, 2020

The plans have been reviewed by Zoning Review Section but cannot approve the plan until all zoning comments or concerns have been addressed.

This site is located in the MH-1 zone (UDC 4.7.10). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2).

1. Provide the zoning for the surrounding parcels on the site plan.

2. Provide a density calculation on the plan.

3. Remove the "16.66 SETBACK" line from the plan as it is not correct. The street perimeter yard should be listed as 20' or 1-1/2 the height of the exterior wall, greater of the two. The interior perimeter yard setbacks should be list as 6'-0" or 2/3 the height of the exterior wall, greater of the two. It appears that all perimeter yard setbacks are met, as fully dimensioned elevations were not provided the perimeter yard setbacks cannot be verified.

4. Provide fully dimensioned elevations. These dimensions should show the height of all exterior wall from the highest point of the plan to design grade.

5. On the next submittal provide a single multi-page pdf not 11 individual sheets.

6. Provide a signed application with your next submittal.
