COMMENTS: the following comments are relative to an application for NPZ Review (UDC 5.10.3).

This site is located in the NR-1 zone (UDC 5.10.3). A single-family residence (SFR) is a permitted use in this zone (Table 4.8-2). See Use-Specific Standards 4.9.7.B.5-9.

Prior to zoning approval an NPZ review and approval is required. Owner is proposing a master suite addition and remodel on the west/rear side of the existing dwelling. The property fronts on two local streets East Mabel St. and N 3rd Av. The structure meets setbacks and is considered to be facing the side street perimeter yard.
