Plan review for the above referenced structure has been completed. This letter reflects comments to be addressed. In order to facilitate a shorter back check time, please provide updated plans and calculations with a written response to each of the notated items indicating action taken. Do not cloud the changes made for comment revisions.

SCOPE OF REVIEW:

The scope of this plan review covers architectural, plumbing, mechanical, energy conservation and electrical. All code references are to the 2018 International Residential Code and 2018 International Energy Conservation Code. All features were checked only to the extent allowed by the submittals provided. All portions of this project are assumed to meet or will meet other departmental requirements, conditions and concerns before permit approval.

GENERAL REQUIREMENTS:

The City of Tucson adopted the 2018 IRC with amendments on 1/1/2019. Show the current code reference on the plans.

GENERAL COMMENTS:

1. Show any alterations to the original kitchen area. A dwelling usually has a single kitchen, R106.1.

FOUNDATION PLANS:

1. Update the footing detail showing a 6” minimum separation of exterior siding or sheathing above finished grade, R317.1 item 5, or 2” above paved areas, R703.7.2.1. Remove the curb from Detail #1 or relocate curb between the footer and sill plate.

STRUCTURAL PLANS:

1. Show a beam size with appropriate load carrying capacity, R301.1. The 2x8 is undersized for a beam spanning 26’.

SECTIONS - DETAILS:

1. An unvented roof assembly requires an air-impermeable rigid insulation material with a minimum R-5 value applied correctly to either side of the roof sheathing, R806.5. Show a roof design with insulation types and minimum thickness for meeting the condensation control requirement and the minimum total insulation value of R-38.

MECHANICAL PLANS:

1. Show dryer vent size and location for venting to exterior, M1501.

ELECTRICAL PLANS:

1. Smoke alarms are required outside each separate sleeping area, R314.3.2. Show a smoke alarm in each bedroom and outside in the immediate vicinity.
2. Provide a panelboard clear working space of 30” wide x 36” deep, E3405.2. Appliances may not be placed in the required clear space.
3. Show receptacle outlets at wall spaces 2’ or more with no wall point (exclude door openings) more than 6’ from a receptacle outlet, E3901.2.
4. Show two or more 2O AMP small appliance circuits at the kitchen countertop receptacle outlets; they may also serve the breakfast room and dining room, but not other locations, E3703.2 and E3901.3.
5. Show Bathroom receptacles on a separate 20 AMP circuit (dedicated) with outlets at no other location, E3703.4 and E3901.6.
6. Clothes Washer GFCI: receptacles require readily accessible protection typically from an upstream device, E3902.9 & 10. Add notation to plans.
7. Protection of all interior 15A & 20A circuits serving outlet locations (except garage, kitchen, and bathrooms) including receptacles, lights and smoke detectors requires combination type arc-fault circuit interrupters, E3902.16.
Update note #x with “bedroom” limitation.
8. Provide notation requiring tamper resistant receptacles for 125 volt, 15A and 20A receptacles, R4002.14.

INTERNATIONAL ENERGY CONSERVATION CODE:

1. R-30 batt insulation requires a space greater than provided with 2” x 6” framing. Identify the product that provides the intended value or provide an appropriate ceiling cavity space.
